I offer courtesy comp check (initial comparable sales check) for loan brokers by email only. I accept them only by email because I will give you a detailed list of sales and a range of value in a screen shot. You will be able to see the best criteria of:
Within 20% of the subject sq ft, within the age of 10 years, within 6 months sale date and less than a mile distance is the best criteria that can be selected for sales data, these were the only sales in the vicinity that matched the criteria.
I do comp checks by viewing sales prices and then give a range of likely value...so providing a courtesy for my brokers is something I can easily do. Many appraisers dont want to go to the effort of an hour of work, adjustments etc just to find the value is too low. I dont either and that is why a comp check is not entering banks or REO departments. Please email for a reasonable price quote, which includes a report and data to back up a conclusion of the most probable price. A "comp check" can be described as I "supply you some raw data to help you analyze whether you want to proceed with an appraisal." This will give a range of expected value, based on the sales prices in thea rea. Occasionally even actives are evaluated. In a declining market, 4 sales (preferably all under 90 days) plus 2 actives are selected for the final report Sorry, I dont offer comp checks to new buyers to determine a new purchase offer.
